Why Does Double Pane Window Fogging Happen?

A rubber or silicone seal, plus a metal spacer bar packed with moisture-absorbing desiccant, holds that gas in and keeps outside humidity out.
Every seal eventually gives ground: heat expands the glass and spacer, cold contracts them, and that constant flexing works the seal loose over years. Gas-filled seals leak at roughly 1 percent per year on average, so a little gas loss isn’t an emergency. Fogging shows up once the desiccant in the spacer finally saturates and can no longer soak up the moisture crossing the failing seal. From that point on you get condensation or a permanent haze trapped between the panes, right where you can’t wipe it. It’s not dirt and it isn’t caused by anything you did. If a cloudy patch remains after both surfaces are spotless, shine the flashlight across the glass at a low angle in a dark room. Haze trapped between the panes shows as a faint film, sometimes with a rainbow or oily sheen, and won’t move no matter how hard you scrub, because you’re looking at moisture sealed inside the unit. On a humid Midlands morning, that inner haze often looks worse right after sunrise and clears by afternoon, which is itself a sign the problem is between the panes. Can You Fix Foggy Double Pane Windows Yourself?
Not permanently. Mobile “defogging” services drill a small hole in the outer pane, spray in a cleaning solution, then plug the hole. It can clear the haze for a while, so it isn’t a scam, but drilling destroys the sealed unit’s ability to hold gas or keep humidity out, so the hole becomes a permanent vent and the fog returns within months to a couple of years. Several manufacturers also void the remaining warranty once the glass is drilled. A wipe-down, a dehumidifier, or a fan does nothing, since none of those reach moisture already sealed inside the unit. If your test confirms the haze is between the panes, the only lasting fix is replacing the sealed glass unit.
What Determines How Your Foggy Window Gets Fixed?
The right fix depends on the specifics of that window, not a number that applies across the board. Larger panes take more glass and careful handling, so a picture window is a bigger job than a small bathroom pane. Tempered or tinted glass and specialty coatings like Low-E add manufacturing precision. If several windows have failed, handling them in one visit is more efficient, and hard-to-reach openings like a tall stairwell unit take more staging.

What About Low-E Coatings and Factory Tint?
Most insulated units in the Midlands carry a Low-E coating, and many also have a factory tint, so it’s worth understanding what those are before you replace a foggy unit. A Low-E coating is a microscopically thin metallic layer applied to the glass at the factory and sealed inside the unit, where it reflects heat back rather than letting it pass through. Factory tint works the same way, baked into the glass during manufacturing. Both live on the glass inside a sealed insulated unit, which is exactly where you see them on double pane windows.
One important distinction: this is factory glass, not an aftermarket add-on. Sheppard’s Glass does not install window film or stick-on tint onto existing glass, and we don’t inject the insulating gas into a window frame on site. Should You Replace Just the Glass or the Whole Window?

Full window replacement earns its place when the frame itself is the problem: wood frames with rot, vinyl that’s warped or won’t seal, single-pane windows with no insulating gas to begin with, or a broader plan to upgrade to better-performing residential glass across the house. The honest, no-upsell version: if someone quotes a full window replacement for a sound frame with a single foggy pane, get a second opinion.
